| Overview:
Southern California Presbyterian Homes wanted to expand their well-established retirement community in the foothills of Southern California. The project included a 47,000 square foot two-story assisted living and health care facility as well as the upgrade of existing utilities and site work to meet the needs of the expanded facility. |

| Project
Challenges: The environmentally sensitive site was lush with over 100 mature oak trees that required consideration in the grading/infrastructure design and protection during construction. The facility was over 30 years old and lacked underground utility information. Expansion was subject to proof to the L.A. County Fire Department that existing water supply was sufficient for fire protection. Modifications to Fire Department access was necessary to accommodate the new medical facility while maintaining continuous access to the existing structures. Project Solutions: Truxaw and Associates... Performed a Topographic Survey locating the trunks and drip lines of the largest oaks and protected these trees in the grading design. Located existing utilities by obtaining utility company maps, field locating and potholing utilities. Performed horizontal and vertical control calculations precisely "fitting" the proposed building to the existing site constraints. Prepared, processed and obtained L.A. County approval of utility plans, grading plans and drainage plans. Engineered fire protection system and provided calculations verifying adequacy of system. Performed construction support and coordination with owner, architect, landscape architect, contractor, subcontractors, soils engineer and county staff to assist in the successful completion of the project. |
